To build a house
To build a house is most likely always an adventure. Especially so, if you do that in a foreign country and you may not be around all the time to supervise the process.
We of PYLOS REAL ESTATE do know the problems you may encounter and we do have contacts to some of the best and most reliable builders and craftsmen.
One speciality of this area are stone-houses with their typical character (have a look at the samples).
This type of house is special for it requires a lot of cratfsmanship and experience. Stonehouses do not only have a particular charme from the outside but are also superior to other types of buildings as far as insulation is concerned. Greece and the Peloponnese have not just warm to hot summers, but it can become chilly in wintertime. Stone-houses cater for these differences of temparature in an astonishing way by keeping the house cool in summer and holding the warmth inside during the few cooler months in
wintertime. Of course we will equip your house with airconditioning or other systems to your convenience.
Duration of building a stone-house
Depending on size and fittings, it usually takes 6 to 12 months to build a stone-house.
Unlike a brick-house, which is admittedly easier and quicker to build, the stones have to be carefully selected, cut to fit and placed in a sophisticated manner, which simply takes a bit longer. But the result is breathtaking. Just have a look at some of our samples.

Price of building a stone-house
Because of the reasons mentioned further up, stone-houses are a little more expensive than conventional houses. To give you an exact price for your stone-home, please fill out our

We will contact you to discuss how you would like your house to look like.
The price of the building usually includes :
- stone-work
- concrete work
- wood-work
- roof with tiles
- plastering
- water connections and hosing
- electricity connections (excl. sockets & switches)
- bath tubs and/or showers
- tiles
- doors
- windows
- fireplace
Building-plot
According to greek laws, the size of a building depends on whether you purchase a plot within the community borders or outside. If you buy a plot within, it may only be a few 100 m2 to build a 100 or 120 m2
house. A plot outside the boundaries needs to be at least 4000 m2 (1 Stremma) to be able to build on. There, however, you can build a house of up to 200 m2.
These details will be thoroughly cleared by us and we will be able to exactly give you the size of
house you will be able to build on the plot of your choice.
Two more things are necessary to look at, when choosing a plot. Water and electricity.
Not all the plots do already have public water and/or electricity connected. This would be an additional factor to consider. But, again, we will calculate these costs for you.
The price of a plot varies according to the size and location (view). The larger the plot and the closer it is to the shore (view), the more expensive you will find it.
